The inventory and check in should always take place before the tenant moves in, but after the property has been cleaned. The document will provide a list of all furnishings and fittings (the inventory) and also details of any defects or wear (the check-in).

This document needs to be complied by an independent company such as Arnold Inventories. If this does not happen it becomes practically impossible for a landlord to make any claim against the tenants deposits.
